Which listing photo would make you stop scrolling?

Anyone marketing a property where the room photographs badly. In practice that is real estate agents with a listing that is empty, dated or still lived in; property managers turning units over between tenants; developers and builders marketing presales and show homes before there is anything to photograph; rental building managers filling a floor at a time; and the team leads and coordinators who run the listing package. Real estate photographers and home stagers work with us as partners rather than customers — photographers resell staging unbranded under their own name, and stagers use it for the rooms a physical stage cannot reach. If the room is real and the photo exists, it can be staged.

One photo or a Google Drive folder link. Empty or furnished rooms both work, and any standard format is fine — JPEG, PNG, HEIC or WebP. Include the listing address or area, how many final images you want, a preferred style if you have one, and your timing. We’ll tell you if a photo is too low-quality to stage well.

Share the folder your photos are already in. Put them in a Google Drive or Dropbox folder, share it with us, and paste the link on the send-photos page, then pay right there. A photographer’s gallery or a WeTransfer link works too. Nothing to upload, and no size limits.

Yes. For furnished or occupied rooms we digitally remove the existing furniture and re-stage. Because that exposes flooring and walls the photo could not fully show, we check every re-staged image before it goes out, the surfaces shown are representative, the disclosure note says so, and the original photo always travels with it. We’ll ask you to confirm the condition of anything hidden by furniture.

Priced per listing rather than per image: C$100 covers up to 10 staged images, which is more than most listings need. Two things add to it. A room we have to clear the furniture out of first is C$25 for that room, charged once no matter how many angles of it you want, and images beyond 10 are C$25 each. Your first image is free, and the quote is confirmed before work begins.

Each delivered staged photo is one image, so multiple angles of the same room count separately toward your 10. Clearing furniture is charged the other way: once per room, however many angles of that room you want. So four angles of one furnished living room is four images plus a single C$25 clearing charge. Bathrooms are staged only if you ask, with movable decor only — towels, plants, a bowl of fruit, never a changed fixture or cabinet — and when you do ask they count like any other image. They are left out of a quote unless you asked for them. Exteriors and detail shots are not staged and never count.

Next business day is the standard, and we confirm timing when the photos arrive. Larger listings depend on image count and how much review they need — we would rather tell you a real date than a fast one.

Yes, revisions are free for practical changes to realism, placement, style direction, or missed instructions. Additional images or a completely different direction may require a new quote.

The goal is photorealistic: furniture is scaled to the room, placed against the correct walls, and lit to match the existing natural light. We check every image before delivery, and if it looks off, it gets held or re-done.

No. V-Stage includes disclosure labels and original photos, but you remain responsible for your own brokerage, board, MLS, and local advertising rules wherever you list. As a worked example of what those rules tend to say: in British Columbia, where V-Stage is based, the BC Financial Services Authority’s Artificial Intelligence Guideline of February 2024 tells licensees that while it may be okay to use an AI tool to virtually stage a house, they should label photos that have been altered and enhanced so as not to mislead a buyer. Yours may word it differently, and yours is the one that binds you.

Photos are used only to prepare your staging and delivery package. To do that they’re processed by the AI services that do the staging and checking — OpenAI for image generation, Anthropic for analysis and quality checks — and stored in Google Drive. They’re never sold or used for anything else, and we’ll delete them on request.

Usually yes, but check your agreement rather than guess — most listing photography is licensed to you rather than sold outright, and licences differ on whether you may edit the images. If yours is unclear, your photographer is one email away, and they will usually say yes, because a staged photo sells their work too. If they would rather handle it themselves, send them our way: we do the same staging for photographers under their own brand.
